
OMHM – Habitations Berri Lajeunesse
Project description
Put into service in 1975, the Habitations Berri Lajeunesse building, with 109 rental units and common areas, underwent a major renovation to improve the building’s durability, comfort and safety.
The mandate entrusted to Seni Constructions covered in particular the complete replacement of doors and windows, the management of construction waste, and the execution of critical electromechanical work, such as:
- The installation of range hoods in the kitchens to modernize the domestic installations;
- The installation of pressurization systems in the main stairwells, significantly increasing the level of fire safety;
- Coordination with earlier roof and exterior structural concrete repairs.
The main objective of this project was to ensure the long-term durability of the building while improving the comfort and safety of tenants in an occupied setting.
Challenges
The complexity of the project lay in its execution in an occupied building, which required rigorous management of communications, access, noise and work schedules to minimize the impact on residents.
Other notable challenges included:
- Restricted work areas around the building, requiring mobilization plans adapted to each type of work on the façades;
- Exploratory openings in the envelope to assess the actual condition of the components, leading to adjustments during construction;
- Redesign of the fire protection systems, requiring close coordination with engineers and specialists to revise the drawings in real time;
Maintaining safe corridors throughout the project, guaranteeing safe access for residents.
